Construction has begun at the Residences on Lincoln Square, a $51 million project to transform the historic Worcester Boys Club building and property into 80 affordable apartment homes for adults 55 and older. The project includes the historic preservation and renovation of the 59,000 square foot former Worcester Boys Club, along with construction of a new five-story, 63,000 square foot building which will be connected to the existing structure. The new building required air rights from the City of Worcester to be constructed in part over the Ernest A. Johnson Tunnel. 

WinnDevelopment, the developer of the project, will oversee the effort. F.W. Madigan Company, Inc., of Worcester, is serving as the general contractor with Maugel DeStefano Architects serving as architect. Other members of the development team are Petersen Engineering, as Mechanical, Electrical, and Plumbing Engineer; The Public Archaeology Laboratory, Inc. (PAL), as historic consultant; Vanasse Hangen Brustlin, Inc. (VHB) as civil engineer; Odeh Engineers, Inc., as structural engineer; and, Building Evolution Corporation (BEC) and Sustainable Comfort Inc. (SCI), as the Passive House consultants.

As the Design-Builder, Madigan partnered with Maugel DeStefano Architects to lead the design, which included designing an environmentally sustainable new building to meet rigorous Passive House Institute (US Phius) standards. Passive House standards require rigor in design, construction, testing and operating/lifecycle sustainability of the building envelope and its operating systems.

The Residences on Lincoln Square will feature a mix of studio, one-bedroom and two-bedroom affordable homes for adults aged 55 and above. All 80 units have been designed with amenities of modern urban living and will have access to common features on the interior and exterior of the buildings, such as an exercise room, a multipurpose room, mail room, a garage and two patios.
