Maugel DeStefano Architects announced it has completed the core & shell at the Baker Hollow Logistics

Maugel has been working with Condyne Capital Partners on the design of a 15.78-acre site at 105 Baker Hollow Road in Windsor, Connecticut. The team has completed the core & shell of set to the Baker Hollow Logistics Center, a 165,625 SF modern high-bay industrial facility constructed using tilt-up concrete walls. Polar Design Build has been contracted for the construction of the building.

The design will provide flexibility in the interior to accommodate varying tenant demands such as column layout, office square footage, and sortation equipment. The building will feature 32’ clear heights, 37 dock doors, 1 drive-in door, and 58 trailer parking spaces.

The Baker Hollow Logistics Center is located in a business-friendly section of Windsor and will provide a strong regional labor base. Situated just 12 miles from the Massachusetts border and 45 from the Rhode Island border, the location provides tenants the ability to service a dense population while maintaining the business advantages of the Connecticut economy and its location in a vibrant real estate market.

Baker Hollow Road is immediately adjacent to Route 91 with an exit less than 3 miles from the site. This connection offers a competitive advantage with respect to both commuter and logistical transit needs coming from both MA and CT. The area has attracted many like-minded companies such as Amazon, Trader Joe's, Pepperidge Farms, Tire Rack, and Home Goods due to its favorable location and pool of highly skilled workers.

The project broke ground in late 2021 and is expected to be completed by November 2022.
