This luxury condominium project is situated in the highly sought-after East End neighborhood of Portland, ME. The site presented significant challenges, with a lot size of only 18,140 SF and a 40-foot grade change. Our design incorporates innovative solutions that maximize the unit count and create room for outdoor patios, decks, and daylighting for units set deep into the steep site.

The building boasts a modern aesthetic that harmonizes with the surrounding architecture. The 19 residential units feature a mix of one- and two-bedroom layouts, each with either an outdoor deck or an at-grade patio. Residents will enjoy a variety of common amenities, including a roof deck, indoor trash and recycling facilities, bike storage, and a mail/package room.

Our design team successfully navigated complex zoning requirements and the challenges posed by the site's proximity to Fort Sumner Park. Due to the visibility from Fort Sumner Park, the building required a green roof. Through creative problem-solving, we reduced the building height while still meeting the client’s programmatic goals. This project stands as a testament to innovative, thoughtful design in challenging urban environments.
