This adaptive reuse project transformed a former light-industrial building on the historic West Lynn Creamery site, into a 65,000 SF purpose-built space to support Global Protection’s administrative, assembly, storage, and distribution functions. As the nation’s largest distributor of condoms and lubricants to the public sector, Global Protection required a space that could support its operational complexity while aligning with its values around public health, visibility, and cultural engagement.

Guided by an ownership team deeply invested in art, public engagement, and social impact, the design reflects a deliberate departure from conventional industrial environments. A bright, open interior energizes the daily experience of the space. While a contrasting monochromatic exterior establishes a bold urban presence along the Lynnway, a prominent arterial roadway in the city.
