Designing for Healing: A Conversation with Colby Cavanagh of Maugel DeStefano Architects

Anastasia Barnes, CEO of High-Profile Monthly, recently caught up with Colby Cavanagh, healthcare and sciences studio leader at Maugel DeStefano Architects, to talk about her work designing healthcare facilities and the strategies and procedures she feels ensure success on any project.

Anastasia Barnes: What drew you into the architectural world, and when did you realize healthcare and life sciences was the niche you wanted to focus on?

Colby Cavanagh: I took my first architectural drafting course at my high school’s vocational technical program and immediately loved the way it combined my passions for art and math. My instructor was a Wentworth alumnus, and after touring the campus, I knew architecture was the right path for me. After graduating from Wentworth Institute of Technology with my Masters in Architecture, I joined Maugel Architects. I have had the great opportunity to work on a wide variety of project types but healthcare quickly became a favorite. I get to experience our clients’ passion and the rewarding nature of creating environments that support healing and promote well-being. I genuinely enjoy helping clients navigate complex challenges to create spaces that are both beautiful and highly functional.

AB: When you’re working on a healthcare (or life sciences) project, where do you feel you add the most value?

CC: Communication and organization are essential to a project’s success. In healthcare design especially, bringing the right team together at the right time is critical. Healthcare systems are complex, with many moving parts and dedicated staff who rely on their environments to perform their jobs effectively. Listening to these key stakeholders and gathering thoughtful input is incredibly important in shaping successful design solutions. By understanding their workflows, challenges, and goals, we create environments that are both highly functional and supportive of the people who use them every day.

AB: Often, projects are as much about operations as they are design. How do you take what clinicians or researchers actually do day to day and turn that into a space that supports them?

CC: We begin by listening and understanding how clients currently work and navigate within their existing spaces. Once we understand the flow of care, we can identify opportunities to improve adjacencies and create efficiencies that support day-to-day operations. Our approach considers the full picture of how clinicians and patients move through a space, allowing us to streamline circulation and reduce travel time between areas. Ultimately, the goal is to create environments that improve accessibility, enhance workflow, and give healthcare staff more time to deliver the best possible care to their patients.

AB: What do you think is changing right now in healthcare and life sciences, whether that’s technology, flexibility, or speed? And how is that impacting the way you design?

CC: I think it’s a combination of all three. Technology is evolving faster than ever, so designing spaces with flexibility for future advancements is incredibly important. For example, the process of checking in for an appointment is now often completed ahead of time through an app or patient portal before someone even steps into the facility. This creates a smoother transfer of information, reduces wait times, and helps patients be seen by physicians more quickly. As a result, many healthcare facilities are shifting away from large waiting rooms and reception areas in favor of expanded clinical spaces that support more efficient patient care.

Healthcare systems are inherently complex, and any opportunity to make the experience more user-friendly and efficient for both patients and staff has a meaningful impact. Well executed design improves workflow, enhances the patient experience, and better supports healthcare teams in delivering care.

AB: When a project goes really well, what do you think made the difference?

CC: A successful project starts with a strong team and a clearly defined set of goals. Establishing those goals early on in the process and continually evaluating them throughout every phase of the project guides decision making and makes problem solving more effective. Healthcare work is centered around solving complex challenges, and having a collaborative, reliable project team, which includes the key stakeholders, is essential. Being able to draw on the team’s collective expertise to identify solutions and achieve the best possible outcomes is critical to a project’s success.

Former Office Campus Approved for 300-Unit Mixed-Use Residential Community

Windsor, Connecticut — The town of Windsor has granted approvals for the redevelopment of 500 Day Hill Road, clearing the way for a mixed-use residential community that will convert a former office campus into a housing development totaling approximately 300 residential units and 19,000 SF of commercial space.

Developed in collaboration with Condyne Capital Partners and MGRE Real Estate, Maugel DeStefano Architects reimagined the existing site through a strategic combination of adaptive reuse and new construction. The development will include four primary residential buildings and six detached garage structures, designed to support a range of modern housing needs, resident amenities, and parking solutions.

A key component of the project is the adaptive reuse of an existing 99,480 square-foot office building, which will be converted into 108 residential units. The renovation will introduce a new roof deck and approximately 6,000–7,000 square feet of amenity space, including resident lounges, fitness areas, and private storage. The conversion requires close coordination across architectural, structural, and MEP/FP disciplines to integrate new residential layouts and systems within the existing structure while meeting current code and life-safety requirements.

A new four-story residential building will add 58 units and approximately 67,160 gross square feet. Designed to complement the adaptive reuse building, it will establish a cohesive architectural approach across the site while offering a range of unit types and shared amenities.

Two additional new-construction buildings, designed as identical prototypes, will each contain 67 residential units and approximately 75,336 gross square feet. These buildings emphasize efficiency in design, constructability, and systems integration, reinforcing consistency across the overall community.

Supporting the residential program, six detached garage structures, designed in two architectural styles, will provide resident parking and additional storage options.

Maugel DeStefano Architects will serve as the primary design consultant, leading Architectural, Structural, and MEP/FP coordination throughout all phases of the project—from schematic design through construction administration. The firm will collaborate with a team of engineering consultants, including Alford Associates for civil engineering, H+O Structural Engineers for structural engineering, Building Engineering Resources, Inc. for mechanical, plumbing, and electrical engineering, and SOCOTEC for code consulting.

“We are excited to extend our collaboration with Condyne Capital into the multifamily sector with this creative office-to-residential adaptive reuse project in the town of Windsor. This approval milestone represents an important step in transforming the site into a fully activated mixed-use residential community, bringing much-needed housing to the region,” said Mark Pelletier, principal and multifamily studio leader at Maugel DeStefano Architects.

Building on a long-standing collaboration with Condyne Capital—highlighted by the successful delivery of the Baker Hollow Logistics Center in Windsor and Bluestar Business Park in Norton, Mass.—this project represents the next chapter in meeting the growing housing needs of the Windsor community.

Norwood, Mass. – Maugel DeStefano Architects announced the firm is designing a new passive house residential community in Norwood for Panther Residential Management, the Boston-based developer spearheading the project. Located directly across from the Norwood train station and just steps from the downtown area, 25 East Hoyle Street will offer residents convenient access into Boston while providing a comfortable, modern living experience rooted in sustainability and thoughtful design. The project is designed to achieve Passive House Certification, setting the standard for energy efficiency, thermal comfort, and environmental performance in multifamily housing.

The 132-unit development will feature a mix of studio, one-bedroom, and two-bedroom apartments, each designed with large windows to maximize natural light, spacious layouts with generous kitchen areas, and walk-in closets. Select units will also include private balconies extending the living areas. Our team joined REXA, Inc. and project partners celebrating the groundbreaking of REXA’s new 112,000 SF corporate headquarters and advanced manufacturing facility at Campus 44 in Middleborough, MA. Congratulations to the REXA team and the Town of Middleborough on this significant milestone.

The new facility, developed by VMD Companies and designed by Maugel DeStefano Architects, will bring together all REXA engineering, design, and manufacturing operations under one roof. As a leading manufacturer of industrial equipment and automation solutions, REXA serves a wide range of industries, including oil and gas, renewable energy, mining, water, and more. This facility represents a major step forward in supporting the company’s growth, innovation, and operational efficiency.

The building design includes 20,000 SF of office space across two floors, expansive 74' x 56' bay spacing, 28-foot clear heights, and numerous loading docks and overhead doors strategically positioned around the building. The manufacturing workflow, developed collaboratively with Boston Industrial Consulting and REXA, is engineered to optimize product movement from receiving through shipping, creating a highly efficient and scalable operation.

Integrated Builders will serve as the Construction Manager, with STV acting as the Owner’s Project Manager. Construction is scheduled for completion in July 2026.

Maugel DeStefano Architects Begins Final Phase at Northgate Meadows Residential Community

Sterling, MA — Maugel DeStefano Architects announced that the final phase of the Northgate Meadows apartment development is now underway.

Designed for Whitney Companies, Northgate Meadows is a multi-residential housing complex located on Meadows Drive in Sterling, near the Leominster town line. The development comprises three podium-style buildings totaling 226 units. Each 106,000 SF building includes four stories of residential living atop 26,500 SF of structured parking.

The buildings feature a mix of one- and two-bedroom apartments offered at both market-rate and affordable housing rates. Each floor includes rentable storage and open spaces, with underground parking and amenities such as a dog grooming station to enhance resident comfort and convenience. All apartment homes are smart home-enabled and feature open floor plans designed with comfort and entertainment in mind. Located just off Research Drive, the development offers access to Route 12 and Interstate 190.

The project team also includes Hannigan Engineering, Inc. and TFMoran, Inc. Phases I and II have been completed. Phase III, now in the final design stage, is scheduled to begin construction this fall.

Worcester, MA, May 28 — Maugel DeStefano Architects joined The Michaels Organization and GoVenture Capital, along with city, state, and local officials to celebrate the groundbreaking of The Benjamin on Franklin, a $120 million residential development in downtown Worcester. This significant milestone was achieved by the successful support of both public and private sectors, including the Executive Office of Housing and Livable Communities, City of Worcester, and Worcester Regional Chamber of Commerce.

The Benjamin on Franklin will deliver 364 apartment homes within a five-story building, offering more than 80,000 square feet of premium amenities. Thirty-six residences are allocated as affordable, available to households earning up to 60 percent of the area’s median income. Apartment options include studios, one-bedroom, and two-bedroom floorplans, all featuring private balconies or courtyards, quartz countertops, recessed lighting, walk-in closets, 9-foot ceilings, and energy-efficient appliances.

Residents will enjoy thoughtfully designed co-working environments, a game room, a rooftop deck, a modern fitness center, a dedicated pet spa, and flexible work-from-home spaces. A three-quarter-acre exterior courtyard enhances the urban living experience with recreational lawns, fire pits, a dog park, an outdoor kitchen, and grilling stations—all designed to foster a vibrant resident community. Secure bike storage and electric vehicle charging stations are also provided.

It’s a lifestyle upgrade: a seamless extension of the home that transforms outdoor areas into luxurious, functional, and comfortable living environments. No longer confined to screened porches or seasonal furniture, today’s outdoor oases blur the lines between indoors and out, reimagining the entire property as a livable, design-forward retreat.

The Evolving Concept of an Outdoor Oasis
An Outdoor Oasis encompasses a comprehensive outdoor living experience. This goes far beyond a basic outdoor dining area. It includes expansive patios, outdoor kitchens with professional-grade appliances, pools, hot tubs, fire pits, and game areas, all integrated into a cohesive design that complements the house. Design Challenges and Smart Solutions
As outdoor living evolves, so do the design challenges. One growing request is for covered grill stations. WINDSOR, CT — Maugel DeStefano Architects, a New England-based architecture firm known for its award-winning designs across industrial, commercial, residential, and life sciences sectors, announced the successful completion of two tenant fit-outs for the national brands Safelite® Group and Marvin at the Baker Hollow Logistics Center in Windsor, Connecticut.

Developed by Condyne Capital Partners, the Baker Hollow Logistics Center is a newly constructed, ground-up industrial warehouse campus currently comprising two Class A buildings totaling 351,225 square feet. Strategically located on a 39+ acre site just off I-91, the center provides exceptional connectivity to all major New England markets.

“Our design for Baker Hollow prioritized adaptability to meet the evolving needs of national tenants,” said Mike Kunz, Principal and Industrial & Commercial Lead at Maugel DeStefano Architects. “The interiors offer customizable options for office square footage, column spacing, and specialized logistics equipment — giving tenants flexibility while maximizing operational efficiency.”

The firm partnered closely with longtime clients Condyne Capital and Polar Design Build, beginning site and building design in late 2021. In addition to designing the two base buildings, Maugel DeStefano provided full architectural services for the large-scale tenant fit-outs:

• Safelite® Group moved into a 165,625-square-foot high-bay facility at 105 Baker Hollow Road, supporting its windshield replacement operations and administrative offices. The space features a 5,000-square-foot office, 32-foot clear heights, 38 dock doors, a fully racked warehouse, EV charging stations, and infrastructure for rooftop solar energy and fire protection systems.

• Marvin opened its newest 185,600-square-foot distribution center at 205 Baker Hollow Road, designed for efficiency and sustainability. The build-out includes LED lighting enhanced by natural daylight, electric vehicle chargers, and electric forklifts, contributing to reduced air pollution and operational costs. The facility is designed to streamline Marvin’s growing logistics and fulfillment operations.

“Each tenant had distinct functional and sustainability goals,” added Kunz. “It was rewarding to deliver custom solutions that met their operational needs while aligning with the larger environmental goals of the development.”

Located just 12 miles from the Massachusetts border and 45 miles from Rhode Island, the Baker Hollow campus is a benchmark for sustainable logistics design in Connecticut. It incorporates leading energy-efficient strategies, including greenhouse gas reduction measures, free EV charging stations, and low-impact energy systems to reduce both natural gas and electricity consumption.

Lake Winnipesaukee, NH – (April 25, 2025)—Maugel DeStefano Architects, an award-winning New England-based architecture firm known for its distinctive work across residential, commercial, and life sciences sectors, announced that its Family Woodland Lakehouse has been named the 2025 New Hampshire Home of the Year by New Hampshire Home magazine.

Nestled along the tranquil shores of Lake Winnipesaukee, the 11,000-square-foot residence is a stunning reflection of both thoughtful design and deep family tradition. Designed to host more than 20 family members during the Lakes Region’s warmer months, the home blends modern luxury with natural serenity—offering panoramic views of the Broads and a seamless connection to the surrounding woodland landscape.

“This project is a standout winner in multiple categories,” said members of the judging committee. “It features a strong architectural concept, a natural interior palette that flows beautifully with the outdoors, and a landscape design that’s both elegant and contextually sensitive. The orientation of the home around its view—with floor-to-ceiling windows—is simply exceptional.”

Showcased in the May/June 2025 issue of NH Home as part of its 12th Annual Design Awards, the winning project was brought to life through a highly collaborative team including Maugel DeStefano Architects, Lindsay Lawrence Interiors, Jason Drouin Custom Homes, and MDLA Landscape Architects.

The lead architect, Britni Rotunda, AIA, of Maugel DeStefano’s Portsmouth residential studio, said the home was conceived as a retreat for generations to come.

“Creating a strong indoor-outdoor connection was essential for this home. The family spends so much time on the patio that a seamless transition between inside and out was a top priority. It was equally important that the home feel comfortable and functional—whether it's just the two of them or a gathering of twenty,” said Rotunda. “The open-concept layout connects the kitchen, dining, and living areas to a four-season room—all flooded with natural light thanks to strategically placed large windows and doors that frame breathtaking lake views.”

Among its many notable features, the home includes:

The architectural design of the 11,000 SF residence on Lake Winnipesaukee was designed by our Portsmouth residential studio, led by Britni Rotunda AIA. Lindsay Lawrence Interiors of Newburyport, MA, designed the home's stunning interior design and received two additional interior design awards for Best Whole House Design and Best Home Office.

MDLA | Landscape Architecture of Boston, MA, designed the home's beautiful outdoor oasis that seamlessly integrates with the woodland surroundings. MDLA also won the outdoor design Living Spaces award.

HARVARD, MA -- Maugel DeStefano Architects, a New England-based, award-winning architectural firm renowned for its innovative design solutions across healthcare, life sciences, industrial, manufacturing, multifamily, and corporate sectors, today announced that it is nearing the completion of the final phase of one of the region’s largest newly created industrial parks: Bluestar Business Park in Norton, MA.

Developed by Condyne Capital Partners and built by Polar Design Build, the state-of-the-art industrial mixed-use development is among the most significant master-planned industrial parks in New England. Once fully built out by the end of 2026, the development will span seven buildings and 815,000 square feet across 190 acres, accommodating a range of industrial, flex, and ancillary retail spaces. The project is comprised of modern high bay fulfillment centers serving today’s E-Commerce market.

The project, which began in 2018, was initially designed to include 11 buildings totaling 887,315 square feet. The revised plan, now focused on seven buildings, maintains a strong emphasis on adaptable space planning, allowing tenants to configure areas based on their operational needs. Each building is designed to support various industrial and distribution uses, with high-bay ceilings, flexible divisions of space, and modern building access points.

Phase I of the development has been successfully completed, with base building and tenant fit-outs designed by Maugel DeStefano Architects for major tenants such as Wayfair, Pitney Bowes, and Yale Appliance. These companies, leaders in e-commerce, logistics, and retail, benefit from the park’s strategic location, modern infrastructure, and efficient layout.

Phase II is currently underway and is expected to reach completion by the end of 2026. This phase will introduce additional warehouse, distribution, and flex spaces designed to meet the region’s growing demand for high-quality industrial facilities.
