 &lt;p&gt;&lt;span style="font-weight: bold;"&gt;Anastasia Barnes:&lt;/span&gt; What drew you into the architectural world, and when did you realize healthcare and life sciences was the niche you wanted to focus on?&lt;/p&gt; 
 &lt;p&gt;&lt;span style="font-weight: bold;"&gt;Colby Cavanagh:&lt;/span&gt; I took my first architectural drafting course at my high school’s vocational technical program and immediately loved the way it combined my passions for art and math. My instructor was a Wentworth alumnus, and after touring the campus, I knew architecture was the right path for me. After graduating from Wentworth Institute of Technology with my Masters in Architecture, I joined Maugel Architects. I have had the great opportunity to work on a wide variety of project types but healthcare quickly became a favorite. I get to experience our clients’ passion and the rewarding nature of creating environments that support healing and promote well-being. I genuinely enjoy helping clients navigate complex challenges to create spaces that are both beautiful and highly functional.&lt;/p&gt; 
 &lt;p&gt;&lt;span style="font-weight: bold;"&gt;AB:&lt;/span&gt; When you’re working on a healthcare (or life sciences) project, where do you feel you add the most value?&lt;/p&gt; 
 &lt;p&gt;&lt;span style="font-weight: bold;"&gt;CC:&lt;/span&gt; Communication and organization are essential to a project’s success. In healthcare design especially, bringing the right team together at the right time is critical. Healthcare systems are complex, with many moving parts and dedicated staff who rely on their environments to perform their jobs effectively. Listening to these key stakeholders and gathering thoughtful input is incredibly important in shaping successful design solutions. By understanding their workflows, challenges, and goals, we create environments that are both highly functional and supportive of the people who use them every day.&lt;/p&gt; 
 &lt;p&gt;&lt;span style="font-weight: bold;"&gt;AB:&lt;/span&gt; Often, projects are as much about operations as they are design. How do you take what clinicians or researchers actually do day to day and turn that into a space that supports them?&lt;/p&gt; 
 &lt;p&gt;&lt;span style="font-weight: bold;"&gt;CC: &lt;/span&gt;We begin by listening and understanding how clients currently work and navigate within their existing spaces. Once we understand the flow of care, we can identify opportunities to improve adjacencies and create efficiencies that support day-to-day operations. Our approach considers the full picture of how clinicians and patients move through a space, allowing us to streamline circulation and reduce travel time between areas. Ultimately, the goal is to create environments that improve accessibility, enhance workflow, and give healthcare staff more time to deliver the best possible care to their patients.&lt;/p&gt;

 &lt;p&gt;&lt;span style="font-weight: bold;"&gt;AB:&lt;/span&gt; What do you think is changing right now in healthcare and life sciences, whether that’s technology, flexibility, or speed? And how is that impacting the way you design?&lt;/p&gt; 
 &lt;p&gt;&lt;span style="font-weight: bold;"&gt;CC:&lt;/span&gt; I think it’s a combination of all three. Technology is evolving faster than ever, so designing spaces with flexibility for future advancements is incredibly important. For example, the process of checking in for an appointment is now often completed ahead of time through an app or patient portal before someone even steps into the facility. This creates a smoother transfer of information, reduces wait times, and helps patients be seen by physicians more quickly. As a result, many healthcare facilities are shifting away from large waiting rooms and reception areas in favor of expanded clinical spaces that support more efficient patient care.&lt;/p&gt; 
 &lt;p&gt;Healthcare systems are inherently complex, and any opportunity to make the experience more user-friendly and efficient for both patients and staff has a meaningful impact. Well executed design improves workflow, enhances the patient experience, and better supports healthcare teams in delivering care.&lt;/p&gt; 
 &lt;p&gt;&lt;span style="font-weight: bold;"&gt;AB:&lt;/span&gt; When a project goes really well, what do you think made the difference?&lt;/p&gt; 
 &lt;p&gt;&lt;span style="font-weight: bold;"&gt;CC:&lt;/span&gt; A successful project starts with a strong team and a clearly defined set of goals. Establishing those goals early on in the process and continually evaluating them throughout every phase of the project guides decision making and makes problem solving more effective. Healthcare work is centered around solving complex challenges, and having a collaborative, reliable project team, which includes the key stakeholders, is essential. Being able to draw on the team’s collective expertise to identify solutions and achieve the best possible outcomes is critical to a project’s success.&lt;/p&gt;

&lt;p&gt;&lt;span style="font-weight: bold;"&gt;Windsor, Connecticut&lt;/span&gt; — The town of Windsor has granted approvals for the redevelopment of 500 Day Hill Road, clearing the way for a mixed-use residential community that will convert a former office campus into a housing development totaling approximately 300 residential units and 19,000 SF of commercial space.&lt;/p&gt;</description>
      <content:encoded>&lt;p&gt;&lt;span style="font-weight: bold;"&gt;Windsor, Connecticut&lt;/span&gt; — The town of Windsor has granted approvals for the redevelopment of 500 Day Hill Road, clearing the way for a mixed-use residential community that will convert a former office campus into a housing development totaling approximately 300 residential units and 19,000 SF of commercial space.&lt;/p&gt;  
&lt;p&gt;Developed in collaboration with Condyne Capital Partners and MGRE Real Estate, Maugel DeStefano Architects reimagined the existing site through a strategic combination of adaptive reuse and new construction. The development will include four primary residential buildings and six detached garage structures, designed to support a range of modern housing needs, resident amenities, and parking solutions.&lt;/p&gt; 
&lt;p&gt;A key component of the project is the adaptive reuse of an existing 99,480 square-foot office building, which will be converted into 108 residential units. The renovation will introduce a new roof deck and approximately 6,000–7,000 square feet of amenity space, including resident lounges, fitness areas, and private storage. The conversion requires close coordination across architectural, structural, and MEP/FP disciplines to integrate new residential layouts and systems within the existing structure while meeting current code and life-safety requirements.&lt;/p&gt; 
&lt;p&gt;A new four-story residential building will add 58 units and approximately 67,160 gross square feet. Designed to complement the adaptive reuse building, it will establish a cohesive architectural approach across the site while offering a range of unit types and shared amenities.&lt;/p&gt; 
&lt;p&gt;Two additional new-construction buildings, designed as identical prototypes, will each contain 67 residential units and approximately 75,336 gross square feet. These buildings emphasize efficiency in design, constructability, and systems integration, reinforcing consistency across the overall community.&lt;/p&gt; 
&lt;p&gt;Supporting the residential program, six detached garage structures, designed in two architectural styles, will provide resident parking and additional storage options.&lt;/p&gt; 
&lt;p&gt;Maugel DeStefano Architects will serve as the primary design consultant, leading Architectural, Structural, and MEP/FP coordination throughout all phases of the project—from schematic design through construction administration. The firm will collaborate with a team of engineering consultants, including Alford Associates for civil engineering, H+O Structural Engineers for structural engineering, Building Engineering Resources, Inc. for mechanical, plumbing, and electrical engineering, and SOCOTEC for code consulting.&lt;/p&gt; 
&lt;p&gt;“We are excited to extend our collaboration with Condyne Capital into the multifamily sector with this creative office-to-residential adaptive reuse project in the town of Windsor. This approval milestone represents an important step in transforming the site into a fully activated mixed-use residential community, bringing much-needed housing to the region,” said Mark Pelletier, principal and multifamily studio leader at Maugel DeStefano Architects.&lt;/p&gt; 
&lt;p&gt;Building on a long-standing collaboration with Condyne Capital—highlighted by the successful delivery of the Baker Hollow Logistics Center in Windsor and Bluestar Business Park in Norton, Mass.—this project represents the next chapter in meeting the growing housing needs of the Windsor community.&lt;/p&gt;

As a leading manufacturer of industrial equipment and automation solutions, REXA serves a wide range of industries, including oil and gas, renewable energy, mining, water, and more. This facility represents a major step forward in supporting the company’s growth, innovation, and operational efficiency.&lt;/p&gt; 
&lt;p&gt;The building design includes 20,000 SF of office space across two floors, expansive 74' x 56' bay spacing, 28-foot clear heights, and numerous loading docks and overhead doors strategically positioned around the building. The manufacturing workflow, developed collaboratively with &lt;a href="https://www.bicinc.com/"&gt;Boston Industrial Consulting&lt;/a&gt; and REXA, is engineered to optimize product movement from receiving through shipping, creating a highly efficient and scalable operation.&lt;/p&gt; 
&lt;p&gt;&lt;a href="https://integratedbuilders.com/"&gt;Integrated Builders&lt;/a&gt; will serve as the Construction Manager, with &lt;a href="https://stvinc.com/"&gt;STV&lt;/a&gt; acting as the Owner’s Project Manager. Construction is scheduled for completion in July 2026.&lt;/p&gt;

&lt;p&gt;“This project is a standout winner in multiple categories,” said members of the judging committee. “It features a strong architectural concept, a natural interior palette that flows beautifully with the outdoors, and a landscape design that’s both elegant and contextually sensitive. The orientation of the home around its view—with floor-to-ceiling windows—is simply exceptional.”&lt;/p&gt; 
&lt;p&gt;Showcased in the May/June 2025 issue of NH Home as part of its 12th Annual Design Awards, the winning project was brought to life through a highly collaborative team including Maugel DeStefano Architects, Lindsay Lawrence Interiors, Jason Drouin Custom Homes, and MDLA Landscape Architects.&lt;/p&gt; 
&lt;p&gt;The lead architect, Britni Rotunda, AIA, of Maugel DeStefano’s Portsmouth residential studio, said the home was conceived as a retreat for generations to come.&lt;/p&gt; 
&lt;p&gt;“Creating a strong indoor-outdoor connection was essential for this home. The family spends so much time on the patio that a seamless transition between inside and out was a top priority. It was equally important that the home feel comfortable and functional—whether it's just the two of them or a gathering of twenty,” said Rotunda. “The open-concept layout connects the kitchen, dining, and living areas to a four-season room—all flooded with natural light thanks to strategically placed large windows and doors that frame breathtaking lake views.”&lt;/p&gt;

Once fully built out by the end of 2026, the development will span seven buildings and 815,000 square feet across 190 acres, accommodating a range of industrial, flex, and ancillary retail spaces. The project is comprised of modern high bay fulfillment centers serving today’s E-Commerce market.&lt;/p&gt;

The revised plan, now focused on seven buildings, maintains a strong emphasis on adaptable space planning, allowing tenants to configure areas based on their operational needs. Each building is designed to support various industrial and distribution uses, with high-bay ceilings, flexible divisions of space, and modern building access points.&lt;/p&gt;

These companies, leaders in e-commerce, logistics, and retail, benefit from the park’s strategic location, modern infrastructure, and efficient layout.&lt;/p&gt; 
&lt;p&gt;Phase II is currently underway and is expected to reach completion by the end of 2026. This phase will introduce additional warehouse, distribution, and flex spaces designed to meet the region’s growing demand for high-quality industrial facilities.&lt;/p&gt;
